That’s why more residential property owners and managers are installing electric car charging stations for residents. If you’ve considered the pros and cons of EV stations and have decided to go ahead and take the plunge, you may be wondering where to start. We’ve put together a simple step-by-step guide below.
1. Do Your Research
Installing a car charging station is a big decision that requires a significant amount of investigation on your part. First, you’ll need to determine the demand for new charging stations. How many residents drive electric vehicles? Next, you’ll need to ask several questions:
- How many chargers do you need?
- Do you have the physical space and requirements for installation?
- How much will they cost?
- Are there any EV tax incentives or rebate programs?
- Will you need additional insurance coverage?
- Will residents pay for energy?
- Will local building codes or permits affect your plans?
All of these factors will help you assess whether installing electric car charging stations at your rental property is even feasible. Some charging vendors or electricians may be able to help you answer these questions.
2. Find a Company and Obtain a Proposal
There are a number of EV charging companies to choose from for this project, but they’re not all the same. Research their services and pricing before making a final decision. When you’re new to EVs, you want to choose a company that makes EV charging easy. You’ll also need to select an electrician and schedule your site visit. 3. Apply For Permits and Inspection
Once you’ve approved a proposal, you may need to apply for permits. Each jurisdiction will have slightly different regulations, but your plan will need to comply with local, state, and even historical ordinances. You’ll need to obtain an electrical permit and will be required to fill out a number of forms, submit a site plan, and have electrical plans signed off by an engineer. You’ll probably need to have the site inspected before and after the installation, as well. To ensure you’ve filled out all your paperwork correctly and submit it within the proper time frame, you’ll want to consult your contractor (and possibly a permit expediter).
4. Install Your EV Charging Stations
Installing an EV charging station in a single-family home is a bit less complex than installing one for use on a multi-family rental property. For a single-family home, most residents can simply plug the home charger into a NEMA plug. But commercial stations for multifamily properties must be hardwired by your electrician.
