But before EV stations can be installed, you’ll need to prepare your property adequately. Here are three steps you’ll need to take to get your multi-unit rental property ready for the installation of apartment car charging stations.

Decide on Cost Responsibility

After deciding to install charging stations at your property, you’ll then need to decide who will be responsible for the costs of equipment, installation, and use. Some states have “Right to Charge” laws that will allow a resident to install a charging station for their own use. Sometimes the multifamily community or homeowner’s association does not want to pay for the charging station, so the EV driver in that state is responsible for installation and equipment costs. In other cases, the property manager or HOA will pay the project costs, knowing that by installing their apartment EV charging stations, they can market themselves as a green community. Property managers may be able to apply for grants or rebates from their utility or state in order to offset or reduce installation costs.

Smart charging stations have built-in metering, which helps property managers pass energy costs to their drivers. Multifamily communities have two options for billing drivers for energy consumption. Next you’ll need to zero in on the best location for installation. Typically, you’ll want to locate your car charging station close to an electrical room in order to reduce site work. If your community has underground or garage parking, you should also test for cell signal so your smart stations can communicate with the network. Selecting a location for your apartment charging stations may involve moving dedicated parking spaces or even expanding your parking. Keep in mind that in some cities, changing a general parking space to an EV space might affect your ADA accessible parking requirements.

When consulting with your electrician, you’ll also want to consider your electrical capacity and future needs. Can you connect a new circuit into your existing electrical panel, or will you need to upgrade your equipment? Many property managers are choosing to not only install charging stations for current residents, but they’re also building “stub outs” so they’re ready to install additional stations as needed in the future. Don’t forget: depending on your charging station company and building codes, you may be able to program your stations to limit electrical capacity. You may be able to install more charging stations with a reduced power level in order to serve more tenants.
